Home inspectors are consultants!

In my experience as a home inspector, I have found that many people look to us for a “pass or fail” verdict. However, a professional home inspector will only inform you of the condition of your property as observed from the inspection itself. Think of us not as the police, but much more accurately as consultants. You are making a very large financial investment when you purchase a home, but you’re probably not an expert on how homes function. How can you make an important decision like buying a house if you don’t have all of the information you need? Enter us! As consultants who work for you, we research your investment and report on it’s condition. This allows you to make a more informed decision about the way you proceed with your purchase.

Talk, Email, Call, Text - Communicate!

Okay - I come from a very open family and we all talk all the time. I have found that this is not just a habit - but a crucial skill in the inspection industry. You are like most people buying a home, of course you know what walls are and how to open and close windows. You know how to change furnace filters and you probably know a thing or two about spackling, but do you know how to tell if an electrical sub-panel is wired incorrectly? How do you know if a water heater is leaking inside the combustion chamber, or if there is a termite infestation in your crawlspace. Any good inspector can tell you the answers to these, but just knowing the answer is very different than understanding its impact on you and your purchase decision. We go the extra mile to communicate to you our findings in a way that you understand and can use for the purpose of making a real estate purchase decision.

We help you classify material defects

In the Springfield, MO and Branson, MO metro areas, you will find language in the real estate contracts that makes a distinction between material defects and everything else. In Springfield, MO the language says:

“Buyer’s inspections and testing are for the sole purpose of determining whether there are any material defects or conditions existing on the Property [...] which are not readily apparent to the Buyer and would materially affect a reasonably prudent person’s decision to complete the transaction contemplated by this Contract.”

Yeah well, I think that is a little vague too. The jist of this line is to say that only property conditions that are not readily apparent to you AND would make you not want to buy the house anymore are conditions for which you would re-negotiate your real estate contract. Do you know what all of these are? Well here is where we are the biggest help. Remember, we are your consultants wwho make extra efforts to communicate to you the problems in a home until you understand their real impact to you. This prepares you to decide which problems are material and which ones are not so you can continue with your transaction.
