			<content:encoded><![CDATA[<p>Oddly, I would say that plumbing leaks are the most common problem that I find in a home inspections. Most people do not go into their crawlspaces to look at the condition of the area. So when a plumbing leak occurs (usually a drain leak) it can cause many problems. I was at a home last month that was a beautiful home and was very well maintained. The stand-up shower was leaking into the crawlspace at the seal around the center drain (the most common leak I find). This was over the main girder of the house and had been leaking so long that it rotted through the girder and an 8 foot section had to be replaced.</p>
<p>Now honestly speaking &#8211; that was a severe case and I do not find major effects like that too often, but in this case &#8211; a simple annual visual inspection would have caught the problem while it was still a $75 fix. Waiting until they sold their home made that an $850 dollar fix + a $75 dollar fix. I am a proponent of checking out your crawlspace every year.
